EICR (Electrical Installation Condition Report).

New Regulations came into force on 1 June 2020.

These new Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Landlords must provide a copy of the electrical safety report to their tenants.

In Service Test and Inspection (Portable Appliance Testing).

There are several best practices you can do as a landlord or business owner to ensure that electrical appliances in your property do not cause harm to your tenants or employees. Firstly, check all appliances before the start of a new tenancy, and then every two years for smaller appliances such as kettles, microwaves, toasters, lamps and fans, and every four years for larger pieces of electrical equipment such as fridges, ovens, dishwashers and washing machines. For businesses these are subject to a risk assessment being carried out.

Consumer Unit Upgrades.

BS 7671:2018 Requirements for Electrical Installations will be issued on 2nd July 2018 and is intended to come into effect on 1st January 2019. The Regulations apply to the design, erection and verification of electrical installations, also additions and alterations to existing installations. Existing installations that have been installed in accordance with earlier editions of the Regulations may not comply with this edition in every respect. This does
not necessarily mean that they are unsafe for continued use or require upgrading.

 

Fire Alarm Servicing.

Fire alarm systems should be serviced in accordance with BS5839-1:2017 (BS5839-6:2013 for domestic and sleeping accommodation). Regular service and maintenance should be carried out at least twice per annum or quarterly depending on your fire risk assessment with weekly tests being carried out by the client.

Emergency Light Testing.

You must schedule a full test of your emergency lighting solutions at least once every year. If your system is supposed to give you three full hours of light when the mains power goes off, the test has to last for at least three hours.
